GemLife’s Sales & Marketing Director, Andrew Coulter, shared his top tips for downsizing and selling a home at an informative, relaxed dinner presentation at GemLife Highfields last night.
Guests heard ready-to-implement practical tips to help sell their homes over an enjoyable, informal two-course dinner.
Andrew offered food for thought for guests looking to downsize and kick-off the process of selling their homes.
“When downsizing, the main goal is to maximise the value of the sale of your home,” said Andrew.
“To do this, there are two main things to get right. The first is to choose the right agent. The second is to prepare your home for sale.”
In selecting the right agent, Andrew suggested doing some research and leg-work was the best place to start.
“Look at the agent’s testimonials, consider word-of-mouth. It’s also a good idea to attend house inspections by the agent in your area and determine whether you like what you see,” he said.
For home sale preparation, Andrew’s top tips include:
- Preparing the garden
- Applying a fresh coat of paint
- Be careful with renovation expenditure
“One of my biggest tips is to be pro-active. Do your research and get in tune with what’s happening in your local marketplace,” said Andrew.
And the ultimate litmus test?
“I’m a big fan of the ‘pillow test’. When you lay your head on your pillow at the end of the day and feel comfortable about your decisions, then you’re on the right track.”
