INSPIRED BY THE BEAUTY OF GEMLIFE MORETON BAY’S UNIQUE NATURAL ENVIRONMENT, THE RESORT’S RECENTLY RELEASED STAGE ONE HOMES WILL CREATE A SENSE OF CONNECTION WITH THE SURROUNDING LANDSCAPE.

GemLife Director and CEO Adrian Puljich said the distinctive ecology and sheer scope of the nearly 150-hectare site had allowed for a fresh approach and aesthetic to the design of the over-50s lifestyle resort’s homes.

“Because of the unbeatable green space at GemLife Moreton Bay, which means all homes have no rear neighbours, our team has worked hard to harmoniously integrate this special aspect of the resort into the home designs,” Adrian said.

“The idea was to create homes that blend seamlessly with the surroundings, bringing in elements that made the most of their space and setting. From organic exterior finishes to optimising views from the rear alfresco areas, we’ve crafted designs that are beautiful, functional and connected to the environment.”

The six new Stage One home designs – the Attenborough, Goodall, Bellamy, Darwin, Fossey and Cousteau – feature two bedrooms plus a multipurpose room and between 227.09 sqm and 249.03 sqm of living space.

GemLife Manager of Interior Design Jennifer Kyle said the Stage One home designs had an eco-inspired look and feel expressed through materials in organic tones and textures, together with earth-based neutral colour schemes.

“One of the exciting features we’ve been able to introduce is slatted rear fences that allow homeowners to look out at the beautiful green views from their alfresco areas. By extending the line of sight, this will really add a sense of space and connection to nature,” Jennifer said.

“In addition, the team has incorporated some interesting roof lines into the home designs as well as more glass, bringing extra natural sunlight into the homes,” she said.

“For the first time, we’ve included a few home designs with side entries. These have a nice screening effect and pergola for added privacy.”

She said the exteriors and interiors of the homes offered different finishes with plenty of wood grain and stone-look elements to blend with the natural eco-aesthetic of the resort.

“For example, we will also be using a range of lovely, rectified stone-look tiles which give a very clean, symmetrical look thanks to precise machining which gives them near-perfect straight edges and exact dimensions,” Jennifer said.

“The homes will come with all the generous standard inclusions for which GemLife is known, including quality stainless-steel appliances, walkin pantries, and walk-in robes in both the master and second bedrooms.”

Sustainable living

Using sustainable design principles, GemLife Moreton Bay homes will be 7-star energy rated, thanks to carefully selected construction materials and innovative design choices that prioritise energy efficiency.

“Beginning with strategic positioning of the homes – tailored to suit the local subtropical climate, which includes providing suitable shading and optimal solar access – we boost the thermal performance of each home,” Adrian explained.

“The design incorporates features like effective cross-ventilation, superior insulation, and thoughtful colour selections – we bring all these elements together to create residences that truly embrace sustainable living as a core principle.”

The resort will also boast an innovative Virtual Power Plant (VPP) system which includes a network of homes and community facilities with rooftop solar plus a bank of commercialgrade batteries connected via smart AI-driven technology. Capable of predicting the demand for energy use by monitoring weather conditions and optimal charge times, the VPP helps reduce homeowners’ power costs and protects them from the volatile energy market.
